- We were told we have to hire a local listing agent or agents wouldn't show our home. Is that true?

That's a good question. As local listing agents, we try to
sell you that you need to list with us. We want that 'Fat Fee' listing. Listing Agents, however, don't SELL. The
local "Selling Agents" are the ones that will 'SELL' your home! You hire them with the "Selling Office
Commission". Hire every SELLING AGENT by offering a high selling commission.
As Listing Agents, we work with you - the seller - to set your
price, convey how to prepare your home for viewing, and ultimately provide MLS exposure. How much do YOU
need to pay for that? Many of my clients don't want to pay for "Full Service". They only need to pay the flat
fee program.
Some do need to pay more for more guidance, and I provide it.
- Why doesn't everybody use your flat fee listing?
About 80% can. Again, sellers needing special attention, more service, or those who simply don't want
to be as involved should use my full service programs.
If you're in doubt, use my 1% listing program. You'll get full service and still save thousands!
- What is the most important thing in selling our house?
When I first started in Real Estate years ago, the most successful agent in our office would
say "There's only one thing that sells a house."
We would take our turns guessing what that was.. Condition? Improvements? Ease of
showing? Location, location, location? The agent you use?
"Price!" Our top agent said. "Only one thing will sell a home" he insisted,
"AND THAT'S PRICE!"
I always remember that. Your home has to be priced consistently with the market.
Period. Presentation in the MLS will increase speed and maximize that price, but price alone - how your home competes
with other similar homes on the market - will actually sell it.
